CommercialRealEstateCalculator.com is a free, browser-based suite of underwriting tools for commercial real estate investors. We built the tools that investment analysts use at institutions — IRR with bisection-method precision, waterfall modeling, DSCR analysis, and sensitivity tables — and made them available to everyone at no cost, with no account required.
The site is designed for the investor who wants to underwrite a deal quickly and accurately, without opening Excel, signing up for a SaaS subscription, or learning proprietary software. Every calculation runs locally in your browser — your deal data never leaves your device.

The tools are intentionally simple to use but mathematically rigorous — the same bisection IRR algorithm, amortization formulas, and waterfall logic used in institutional-grade models, without the overhead of Excel or proprietary software.
Methodology
All calculations follow standard commercial real estate underwriting conventions: annual period cash flows, end-of-period timing, fixed-rate loan assumptions, and NOI-based exit valuation. Our IRR is solved using the bisection method with 14,000 iterations and a tolerance of 1×10⁻⁹ — effectively exact for any realistic deal.
