2. Free Calculators
The calculators on CommercialRealEstateCalculator.com (IRR, Cash-on-Cash, DSCR, NNN Lease, Industrial, Hotel Investment, and Equity Waterfall) are provided free of charge and do not require an account. Inputs are processed in your browser and are not required to be transmitted to or stored on our servers.
3. Accounts (CRE Calculator App)
The CRE Calculator App offers optional accounts for saving scenarios, tracking a portfolio, and matching with lenders. To create an account you must provide a valid email address and password, and complete a short onboarding questionnaire. You are responsible for maintaining the confidentiality of your login credentials and for all activity under your account. Notify us promptly of any unauthorized use.
4. Subscriptions and Billing
Some features (saving unlimited scenarios, PDF/Excel exports, sensitivity analysis, portfolio dashboard, deal sharing, and others) require a paid Pro or Team subscription. Paid subscriptions are billed in advance on a monthly or annual basis through our payment processor, Stripe, and automatically renew until cancelled.
- You can cancel your subscription at any time from your account's billing portal; cancellation takes effect at the end of the current billing period.
- Fees are non-refundable except where required by law.
- We may change subscription pricing with advance notice; continued use after a price change constitutes acceptance of the new pricing.
- A free tier remains available indefinitely and does not require payment information.
5. Acceptable Use
You agree not to: (a) use the Service for any unlawful purpose; (b) attempt to gain unauthorized access to any part of the Service or its underlying systems; (c) interfere with or disrupt the integrity or performance of the Service; (d) scrape, reverse-engineer, or resell the Service without our written permission; or (e) submit false information when creating an account or lender-matching application.
6. No Financial or Investment Advice
The Service — including all calculators, deal scores, market data, sample deals, and lender matches — is provided for educational and informational purposes only. Nothing on the Service constitutes investment, legal, tax, or financial advice, or a recommendation to buy, sell, or finance any property. Deal scores and lender matches are automated estimates based on the assumptions you provide and publicly available market data; they are not a commitment to lend or a guarantee of loan approval. Always consult qualified legal, tax, and financial advisors before making investment decisions.
7. Intellectual Property
The Service, including its calculators, underlying methodology, design, and content, is owned by CommercialRealEstateCalculator.com and protected by intellectual property laws. You retain ownership of the data and scenarios you input or save. By saving a scenario, you grant us a limited license to store and display it back to you (and to anyone you explicitly share it with) for the purpose of operating the Service.
8. Disclaimers and Limitation of Liability
The Service is provided "as is" and "as available" without warranties of any kind, express or implied. We do not warrant that calculations, market data, or lender matches are error-free, complete, or current. To the maximum extent permitted by law, CommercialRealEstateCalculator.com shall not be liable for any indirect, incidental, special, or consequential damages, or any loss of profits or investment losses, arising from your use of or reliance on the Service.
9. Termination
You may stop using the Service and delete your account at any time by contacting us. We may suspend or terminate accounts that violate these Terms, engage in fraudulent activity, or for non-payment of subscription fees, with or without notice.
10. Changes to These Terms
We may update these Terms from time to time. When we do, we will revise the "Effective Date" above. Material changes will be noted with a notice on the Service. Continued use of the Service after changes take effect constitutes acceptance of the updated Terms.
